Tyrol facing shortage of vacant apartments

In Tyrol, the vacancy tax that was introduced in January 2023 has failed to meet expectations. According to recent reports, only 900 vacant apartments were reported by the deadline of April 30, 2024. The state government is now considering amending the law to tighten the levy. Despite this, data from Austrian Statistics in autumn 2023 showed that 16% of all apartments in Tyrol were without a registered residence. However, this may not be an accurate representation of vacancy levels.

In Innsbruck, with high rents, the focus is on vacancy tax. Although only 50 vacancy declarations were submitted in the Tyrolean capital for 2023, surveys and projections suggest there may be around 7,000 empty apartments. The vacancy tax has been criticized for its maximum amount of €2,200 per year and numerous exceptions, which many see as toothless. A recent decision by the National Council gives states more leeway in collecting vacancy taxes. While a tightening of the Tyrolean vacancy tax is being considered, concerns about data protection regarding vacancy collection exist, such as monitoring power consumption.
